Stage 1 - Initial Telephone Consultation

Please contact us by email to arrange an initial telephone consultation. This introduction will allow Property-Krakow to establish your investment needs and to match your expectation with the real estate market in Krakow in addition to giving you a point of contact for your enquiries. Detailed email responses will not be provided unless an initial contact has been made by telephone.


Stage 2 – Engage service of Property Krakow

Property-Krakow’s services are broken down into two levels according to the needs and requirements of the investor ranging from basic help and the arranging of itineraries, to a more in depth approach whereby Property-Krakow operate proactively as the point of contact for the client in Poland.


Silver Service: 75 Euro per viewing day.

Gold Service:100 Euro per viewing day + 0.5% to 1.5% commission.

Silver Service:

  • Arrangement of viewing itinerary of 8 to 10 pre selected properties per day through agents and property developers.
  • Properties selected by client through Property-Krakow’s search pages , and/or through consulting an advisor who can suggest and source suitable investments via telephone and email.
  • All schedule details provided to enable the investor to independently complete viewing day.
  • Email support prior to client’s visit.
  • Face to face consultation with listed professional to answer questions.
  • Simple flat fee of 75 Euros per arranged viewing day.

Who is it suitable for:

An investor who is perhaps making a short visit to Krakow, who wishes to maximize their viewing time during their visit by narrowing down the search before they leave home. Typically such an investor may have prior knowledge of the city, and will be happy working independently with agents and property developers during the purchase process without further assistance from Property-Krakow consultants.

Gold Service:

  • Support from Property-Krakow from the initial consultation to signing the final contract covering all aspects of buying a property in Krakow.
  • Arrangement of viewing itinerary of 8 to 10 pre selected properties per day through agents and property developers.
  • Properties selected by client through Property-Krakow’s search pages , and/or through consulting an advisor who can suggest and source suitable investments via telephone and email.
  • Guided orientation of the city and information on key residential areas if required.
  • Accompaniment by Property Consultant throughout the viewing process for broad ranging, impartial advice and information on properties and areas.
  • Access to Property-Krakow’s network of Professionals to facilitate purchase process, such as financing and legal advice.
  • Post sales services.
  • 00 Euros per viewing day organized + 0.5% Consultancy fee on purchase (1.5% if purchase made directly with developer). Min 500 Euros

Who it is suitable for:

An investor who is perhaps new to the property market it Poland who would benefit from receiving help and advice from a UK perspective from a consultant who will guide them in Krakow. Such an investor will not have the time or means to source the contacts required to complete a property purchase efficiently and safely meaning the advantage of Property-Krakow’s tried and tested network of professionals will be invaluable as will the time and money saved using them.

Breakdown of Silver Service:

Arrangement of a pre-planned itinerary:

A schedule of suitable viewings of between 8-10 properties per day will be pre-arranged. This will be achieved by either selecting properties from the Property-Krakow search pages and/or narrowing down the search through consulting an objective advisor as to which properties would be most suitable to requirement. Further properties to those suggested will be sourced at this stage, should the investor require more property to fill a suitable itinerary. The itinerary will be provided via email before the investor leaves for Poland or on their arrival.


Viewing day and consultation:

Prior to the viewing day/days, investors will liaise with a consultant to clarify any outstanding questions about Krakow’s property market they may have. During the meeting, amongst other information exchanged, the client will be informed of investment processes, profiles of the agents and developers that they will be meeting, and will receive objective information regarding the real estate to be viewed.

On the viewing day itself, it will be the responsibility of the investor to keep to the itinerary provided which will include all times, addresses and contact details required (English speaking). Subject to availability, a driver can be provided at additional cost to transport the client throughout the day, otherwise it is advised that the inexpensive taxis be utilized when necessary.

Feedback will be provided by Property-Krakow following the viewing day which may involve arrangement of second viewings or advice regarding the next step. From this point onwards the investor will be encouraged to work directly with the agents and development companies they have been introduced to or can request further viewing days to be arranged by Property-Krakow.

Orientation and Consultation:

Prior to viewing properties, time will be spent to orientate and educate the potential investor with regards to Krakow and its property market. This will achieved by a face to face meeting with a consultant, in which important information can be exchanged, followed by a guided orientation of the key residential areas of the city, if required. Following the orientation and consultation, the investor should have reasonable feel for the city’s investment potential and for the areas which may interest them, giving them an immediate head start before viewing property.


Viewing Property:

The client will be accompanied throughout the viewing day by a consultant and will be assisted in liaising with developers and agents on their itinerary. During the day the consultant will be able to provide objective help and advice on subjects concerning the real estate viewed, which may cover, for example, rental opportunities, renovation potential and cost of properties, further feedback on the areas, reliability and reputation of the selling parties. Second viewings or further viewing days can be arranged at this stage.


The Purchase Process and Becoming an Owner:

Pre Purchase:

In engaging the Gold service, the client will be accompanied and advised throughout the entire purchase process until they sign the final contract on a property. Importantly, the potential investor will benefit from Property-Krakow’s tried and tested network of local professionals who will help ensure that the pre-sales process runs smoothly. They include.

  • Lawyers.
  • Notaries.
  • Licensed builders (used for surveying property).
  • Polish-English translators (Sworn translator when necessary).
  • Mortgage lenders.
The contacts provided will be independent from the agent or developer when necessary, avoiding any conflict of interest in which the agent may wish to use their own parties in order to complete a transaction.


Post Purchase:

As a new owner, Property-Krakow can assist you with the following again from its network of professionals.

  • Finding an accountant
  • Finding tenants
  • Sourcing property management
  • Introduction to renovation contractors/building workers
  • Call out for specific jobs in your absence. (Flat hourly rate will apply)
