Krakow Rental Market in brief– Residential
PKG deals mainly in centrally located apartment rentals although searches for houses for rent can also be completed on request. The supply of rental apartments varies during the course of the year which typically sees a shortage of supply during the Summer months because of renting of apartments by visiting tourists.
Type and cost of renting apartments and houses in Krakow (Cracow)
With the completion of some new build developments (such as Angel Plaza, Nowy Swiat and soon to be completed Sobieski residence) in the city centre, the variety of apartments for rent in Krakow has recently improved, allowing the market to cater more easily for the demands of increasing numbers of business rentals, and luxury apartments rentals as opposed to relatively run down rental stock of the past.
For example Angel Plaza offers luxury air conditioned apartments in the centre of the old town with 24hr security and underground parking albeit at a premium.
Price of renting apartments in Krakow
City centre apartments in renovated Kamienica (tenement) buildings tend to rent for similar prices to new builds, in the region of 35 to 65 pln/m2 depending on layout, fittings, standard of apartment etc. Rents at the lower end of the market fall to 25 to 30 pln/m2, however, this included out of town properties which are generally not catered for by PKG.
Other rental information.
It is possible to rent apartments either furnished, unfurnished, or even serviced if required. Depending on the landlord it may also be possible to include bills if negotiated as part of the lease.
Parking spaces remain at a premium and are hard to source in the Old Town. If you need a secure parking space, your likelihood of success is more likely to be in a new building as opposed to a character building which rarely have parking. The same rules apply if you wish to rent a flat with a lift in the building.
Rental of Commercial space in Krakow old town – in brief
Commercial property remains in relatively high demand in Krakow’s old town particularly in the case of modern office space and prime retail space which are in relatively short supply. Price for office space to let ranges from 25 pln/m for poor quality space to 90 pln/m2 for top end air conditioned offices. The variation in the cost of retail space varies even further with small outlets in the busiest streets leasing for up to 200 pln/m2 if you can find one.
