PKG Real Estate Summer Update, June 2010
09-06-2010 It's been a tumultuous few months in Poland, with flooding in Krakow and other parts of Southern Poland in May following the tragic death of the President and other high ranking officials in April's plane crash. This month, Poland will go to the polls early to decide on a new president, with Bronislaw Komorowski favored to win over Jaroslaw Kaczynski, twin brother of the deceased president. Recent public debt woes in Greece and other Southern European countries have negatively impacted the zloty, but analysts and government officials continue to paint a positive picture for Poland's economy and growth prospects.PKG Real Estate – Spring Update – March 2010
02-03-2010 We are now approaching the end of a cold and snowy winter, even by Krakow standards. Unsurprisingly, both the rental and sales market have been quiet during the winter, though we can already see rising levels of interest in the market as spring approaches.
PKM Property Management inclusions
- Full time point of contact in PKM to deal with day to day contact and correspondence with Tenant and landlord
- Full time maintenance staff (Maintenance of property per the schedule set out in 'Property Maintenance')
- Acceptance protocols when handing over of apartment to tenant ie taking meter readings.
- Organisation of inventory when handing over apartment to tenant ie list of items that are present within the apartment.
- Ensuring tenant maintains property according to the obligations of their lease.
- Help with dealing with insurance claims.
- Help with paperwork related to the apartment, such as letters from the municipality etc. defining meaning of letters, legal issues etc. (please note we may have to charge extra to deal in depth issues).
- Attendance of administration meetings and summarising meeting minutes in English.
- Checking to ensure rent is paid in a timely manner and follow up all overdue or unpaid rent and take all necessary steps to recover any money owed
- Dealing with post related to the apartment ie utility bills, forwarding necessary mail to Landlord.
- Changing of correspondence address of all bills (typically PKM will request all utility bills are re-directed to the company office for more effective management of the bills)
- Ensuring all utility and administration bills are paid in a timely manner.
- Managing Polish bank account of landlord and making payments on their behalf (PKM generally require access to a dedicated Pln bank account for foreign clients)
- Reporting
- Quarterly cash flow statement
- Updates of any important activity related to your apartment.
- Apartment inspections
- Once a year if the lease is in excess of 1 year
- On departure of the tenant
- Key holding service Deposit reductions
Property Maintenance
Level 1 - Managed by PKM inclusive in agreement
All general repairs that do not require a specialised contractor to complete.
PKM employs full time general maintenance staff who have been employed on their ability to fix and resolve general maintenance issues that occur in residential apartments.
Level 2 - Managed by PKM inclusive in agreement - cost covered by Landlord or Tenant
All repairs that require a specialist or contractor that can not be done by PKM maintenance staff
- Managing repair of faulty and overloaded fuses (tripping lights etc)
- Managing repair of electrical fixtures and fitting such as broken electrical sockets and faulty fuses.
- Fixing of electrical fixtures and fittings fridge, freezer, TV, washing machine etc.
- Fixing and servicing of boiler in apartment
- Technical plumbing issues
- Fixing of external fixtures and fittings, such as parking blockade.
- Repair of windows and glazing
- Repair of door locks
- Repair of alarms and security fixtures
- Cutting keys
Level 3 - Work outside scope of PKM maintenance agreement - cost coved by Landlord - possibility of management by PKM at additional management fee.

* Fees should be used as a guideline. Individual jobs may be quoted on a job by job basis.
Tasks completed by PKM directly.
- Purchase of additional items such as furniture, machines, general fixture and fittings - 75pln/hour
- Cleaning services e.g general cleaning, spring cleaning, carpets etc. - 35pln/hour
- Servicing of apartment (providing linen and bedding for guests) - 50pln/doublebed, 35pln/singlebed
- Arrangement of policies, such as insurance - 75pln/policy
- Paperwork and Correspondence - 75pln/hour
- Organising paperwork typically associated purchase or sale of a property
- Translation services
- Dealing with legal issues
- In depth correspondence not related to day to day management of an apartment.
Level 3 tasks managed by PKM 50pln/hour
- Renovation and redecoration and improvements
- Painting
- Fitting of kitchen/appliances etc
- Re-wiring
- Refurbishment of flooring
- Transportation services
- Arranging transport and moving of items.
